Washington License Renewal & CE Tracker: Find Your Deadline and Get a Reminder

October 5, 2026 · 10 min read

1. The Real Cost of Missing a Renewal Deadline

Real estate in Washington State is a demanding profession. Between client calls, open houses, negotiations and marketing, administrative tasks slip through the cracks easily. Missing a license renewal deadline is one oversight that can stop your business cold.

If you do not renew by your renewal date, your license expires. While it is expired you cannot legally act as a broker, represent clients or be paid for brokerage work. The late fee adds to the cost. As of September 2026, a Broker renewal is $233, and renewing late with the penalty costs $273. A Managing Broker renewal is $330, or $370 late.

The timeline after that gets harder. According to the Department of Licensing (DOL), you have one year after your renewal date to renew late. After that your license is canceled, and reinstating it means back renewal fees with penalties, a $100 reinstatement fee and extra coursework. For professionals whose income depends on an active license, tracking continuing education (CE) is basic risk management.

This article covers why tracking your CE matters in Washington, what makes the state's rules complex, and how the free Washington Real Estate License Renewal & CE Tracker on realestateschool.org helps you stay ahead of your deadline.

2. Understanding WA's Attestation-and-Audit Model

Many newly licensed brokers, and brokers moving from other states, assume DOL tracks their completed education or that certificates must be uploaded at renewal. Washington works on an attestation-and-audit model instead.

Attestation means you certify, as part of your renewal application, that you have completed the required CE. RCW 18.85.211 sets the CE requirement, and WAC 308-124A-790 says a licensee "must attest to the department satisfactory completion of clock hours." In practice, you log into SecureAccess Washington (SAW), complete the online renewal, pay your fee and certify that your CE is done. DOL states you do not need to upload proof of your education unless your renewal notice says you have been randomly chosen for audit.

That makes renewal day convenient, but it puts the record-keeping on you. The hours you attest to are subject to audit. If you are selected, you will need to produce proof of every hour you claimed.

If those certificates are lost in an old inbox, or you miscounted and attested to hours you did not complete, the consequences can be serious. Under RCW 18.235.110, DOL may impose fines of up to $5,000 per violation, require remedial education, or suspend or revoke a license. Failing to attest to the required core and fair housing hours results in denial of the renewal. If you receive an audit notice or a statement of charges, consult an attorney about your situation. The practical takeaway is simple: keep your own organized record of every course.

3. What Makes WA CE Requirements Complex

Tracking Washington CE is rarely as simple as counting to 30. The requirements depend on your license level, how long you have been licensed and some rolling time windows. These are the main sources of complexity.

The 90-Hour First Renewal (Brokers)
Newly licensed Brokers are not on the standard 30-hour rule for their first active renewal. Under WAC 308-124A-785 they need 90 clock hours started after the date first licensed: the 30-hour Advanced Practices course, the 30-hour Real Estate Law course, and 30 hours of approved continuing education that must include the 3-hour core course and Washington Real Estate Fair Housing. Fitting this volume in while building a new business is one of the most common challenges new Brokers face.

Managing Broker Renewals
Managing Brokers need 30 hours of CE for every active renewal, including the first. DOL states you must start those courses after you receive your Managing Broker license. The 90-hour first renewal applies only to Brokers.

The 30-Hour Standard Renewal (Brokers)
After the first renewal, Brokers need 30 hours every two years. That total must include specific required courses.

Core Curriculum Requirements
Every renewal requires the 3-hour Current Issues in Washington Residential Real Estate course, known as core. The core curriculum is recommended by the Real Estate Commission and approved by DOL (WAC 308-124A-800), and each version is approved for two years. As of September 2026, DOL lists the "2026 to 2027 Current Issues in Washington Residential Real Estate (CORE)," effective January 1, 2026 to December 31, 2027. The timing rule matters most: core must be completed within 24 months of your renewal date. A core course started more than 24 months (but within 36 months) before your renewal date does not satisfy the core requirement, though it can count as general CE.

Fair Housing Requirement
Since June 1, 2022, RCW 18.85.211 has required 3 of your 30 renewal hours to focus on fair housing. DOL adds one step: if you have not already taken the one-time 6-hour Washington Real Estate Fair Housing course, you must take it first. After that, the 3-hour course is required each renewal.

24/48-Month Timing Windows and Carry-Forward
Carry-forward lets you apply extra hours from one renewal to the next. Under RCW 18.85.211, up to 15 hours beyond the required 30 can be carried forward. DOL puts it this way: you may use up to 15 hours "completed within 48 months of your renewal date, as long as you haven't used those hours to qualify for a previous renewal." Separately, at least 15 hours (including core and fair housing) must be completed within 24 months of your current renewal date. Keeping track of which hours fall in which window is where many people lose count.

Fingerprint Renewals
Every six years, about every third renewal, licensees must complete a new fingerprint-based background check (WAC 308-124A-700). Washington residents schedule through IdentoGO; DOL has a separate process for out-of-state licensees. DOL says results take 14 business days to reach its system, and the renewal button in SAW will not appear while your fingerprint results are expired. DOL sends a separate email notice for fingerprint renewals, so watch for both.

4. How the Renewal & CE Tracker Works

The Washington Real Estate License Renewal & CE Tracker is a free tool on realestateschool.org. It answers two questions quickly: when does your license renew, and how many CE hours do you need? It does not require an account.

Find Your Renewal Date
Washington licenses expire two years from the issue date, and every renewal date after that follows the same two-year rhythm, even if you renew late. Enter the date your license was first issued, and the tracker calculates your next renewal date. It also shows the earliest date you can renew, since DOL allows renewal up to 120 days before expiration.

See the Hours You Need
Alongside your date, the tracker summarizes Washington's CE rules: 30 hours every two years to renew active, and the 90-hour first renewal breakdown (Advanced Practices, Real Estate Law, core, fair housing and electives). It links straight to Washington CE courses and to DOL so you can confirm your details.

Get a Reminder Before Your Deadline
After you find your date, you can leave your email for a reminder. You get one confirmation email right away and one reminder about 30 days before your deadline. If your deadline is already less than 30 days away, you can choose when the reminder arrives (two weeks, one week or three days out) or have everything sent in the confirmation. It is not a mailing list.

What It Does Not Do
The tracker does not log your courses, store certificates or calculate carry-forward hours. Those records are yours to keep. A simple folder, paper or digital, with every completion certificate and its date is enough to answer an audit and to check the 24- and 48-month windows yourself.

5. Practical Example

Consider "Sarah," a busy Managing Broker in Spokane.

Sarah enters her original issue date in the tracker and sees that her license renews on November 15. She leaves her email for a reminder, and in mid-October the reminder arrives.

She opens her certificate folder. She knows she needs 30 hours. She has 12 extra hours from courses she completed 36 months ago that she did not use for her last renewal, which is inside the 48-month window. That leaves 18 hours to finish, and at least 15 hours, including core and fair housing, must fall within 24 months of her renewal date.

Her folder shows two gaps: no core course from the current 24-month window and no 3-hour fair housing course. She registers for the 3-hour core, the 3-hour fair housing course, and 12 hours of commercial real estate electives she has been meaning to take, and she saves each certificate to her folder as she finishes.

In early November, Sarah logs into SecureAccess Washington, pays her $330 Managing Broker renewal fee and completes her attestation, knowing that if DOL selects her for audit, her certificates are in one place.

6. Getting Started

Your license is the foundation of your business. Relying on memory to track renewal dates and CE windows is an avoidable risk. Do not wait until you are 30 days from expiration to check your standing, and do not wait for an audit notice to start collecting certificates.

Take two minutes today. Enter your license issue date in the tracker, note your renewal date and your early-renewal date, and sign up for the reminder. Then gather the certificates you have and put them in one folder.

Know your date. Keep your certificates. Renew on time.

Summary

Washington real estate licenses renew every two years from your issue date, and the CE rules are layered: a 90-hour first renewal for brokers, a 2026 to 2027 core course, fair housing, and 24/48-month windows. Here is how those rules work as of September 2026, and how our free Renewal & CE Tracker finds your renewal date and emails you a reminder before it arrives.
