Washington Real Estate License Requirements

Everything you need to become a licensed real estate broker in Washington — and to keep your license current.

What you need

  • License typeBroker (entry-level real estate license)
  • Education90 clock hours — A 60-hour Real Estate Fundamentals course plus a 30-hour Real Estate Practices course
  • Minimum age18 years old
  • PrerequisiteHigh school diploma or GED
  • State examPSI — 140 multiple-choice questions; you must score 70% on each portion

Steps to get licensed in Washington

  1. Complete your 90-hour state-approved pre-license education (online, self-paced).
  2. Pass the PSI real estate exam.
  3. Submit fingerprints / a background check.
  4. Apply for your license with the Washington State Department of Licensing.

Renewal & continuing education

  • CE hours30 hours every 2 years
  • First renewalFirst renewal requires 90 hours: a 30-hour Advanced Practices course, a 30-hour Real Estate Law course, a 3-hour Current Issues (Core) course, a 3-hour Fair Housing course, and 24 elective hours. A one-time 6-hour Fair Housing course applies only if fair housing was not part of your initial licensing education (in practice, pre-June-2022 licensees reinstating a lapsed license or licensed by reciprocity).
